Hi {{first_name|there}},

Volume XXVI, Number XLV  |  October 26, 2026

What is your home worth when nothing near it has sold in a year? For a lot of Tallahassee owners, that isn't a what-if.

Tallahassee is a town of small neighborhoods. Two out of three have 50 homes or fewer. Among those with 25 homes or fewer, six in ten went the past 12 months without a single sale.

So when it's time to price your home, what will you have to go on?

Markets move. Headlines catastrophize. Inside the noise is the story that matters — the opportunity, not the fear. The Daily Upside: global business and finance, reported without the alarm.

With no recent sale nearby, what you have to go on is often older sales or homes in other neighborhoods. An appraiser has to reach for them. The fewer close matches there are, the wider the range of reasonable values for your home.

That's a shaky place to set an asking price. Your initial asking price is the most important tactical decision you will make after you select the agent you work with. A lot of information goes into the correct price. A little high could cost you money. A little low could cost you money. We are in the digital era, and these details matter.

My team and I built a tool to track the things that drive a home's value in each neighborhood. We kept it to ourselves, then I decided to share it. It's free, and you can see your neighborhood right now.
