How Often Does a Home on Your Street Sell?
Your neighbors are staying put. Over the past 12 months, only 3.6% of Leon County homes were sold by their owners, about 1 in 28. That is the lowest share in 12 years.

The reason is the mortgage rate most owners already have. Many bought or refinanced in 2021 or 2022, when rates sat near their lowest ever, and today's rate of 7.4%, while very close to the 50-year average, is nearly three times that low.
Take an owner who bought a $400,000 home in 2021 with 20% down at 3%, paying about $1,349 a month. With today's higher home values and the typical move-up buyer purchasing a home costing 50% more than their current one is worth, their new payment would be about $4,100 a month, roughly three times what they pay now, with about $12,000 left over to help pay for the move.
That is why so few homes are selling. The payment shock keeps owners on the sidelines.

The Home Prices No Other Site Shows You
Two questions come up every time someone moves. What is my home worth? And what will it cost to replace it?
People looking for those answers usually end up on a real estate website. Most of those sites show the homes for sale. Few show what homes actually sold for, and that is where both answers start.
When my new neighborhood pages launch, which will likely happen today, you'll be able to tap any home in any of the 1,094 neighborhoods and see its sale prices going back as far as the 1970s. Think about that. That is nearly 74,000 homes, and each one's sale history is a single tap away.
Wondering what yours is worth? You'll see what the homes next door and across the street sold for.
Thinking about where you'll go next? You'll see what the homes in that neighborhood have sold for, one by one.

Another tap shows the flood zones, if there are any, so they never come as a surprise after you have fallen for a house.
You won't find this anywhere else on the internet.
Want to see what every home around you has sold for, and find the right neighborhood for your next move? Reply yes, and I'll send you the link to my new neighborhood hub the moment it launches.

Note: The chart counts existing single-family homes, townhomes and condos in Leon County sold by their owners in each 12-month period ending October 16. Sales of new homes by builders are not counted.
As of October 2026, the $400,000 home in the payment example was worth about $494,000, up 23% based on the change in price per square foot for homes of similar size, and the typical move up is a home 50% more than that, about $740,000. It uses 30-year loans, the Freddie Mac average rate for October 15, 2026, and selling costs of 10%.
